Purpose
A property loan for the purchase of:
• a primary residence, secondary residence, or buy-to-let property
• renovations or remodelling works.

Indexed on the 3-month Euribor;
Terms
Micos Immoplus offers an adjustable interest rate, thereby combining cost-effectiveness and security.
• If the reference index goes up, the increase of the monthly payment is capped in line with the
inflation index.
• If the reference index goes down, the loan duration is automatically shortened.
• The interest rate is fixed during the first year of the loan.
• The rate can be switched from adjustable to fixed (5 years) at any time.
• Payments can be suspended in part for up to 18 months.
Monthly payments
Monthly payments are revised yearly. At the end of each period, the instalment is adjusted based on
changes of the reference index.
• If the index has gone down – The monthly payment remains the same, which means that the
capital will be paid off more quickly and the loan duration will be shortened.
• If the index has gone up – The monthly payment increases, but the increase is capped in line
with the French inflation index. The new payment amount will then be in effect for the
following 12 months.
Based on the initial repayment schedule, the outstanding capital at the end of duration will be repaid
through an extension of the loan. The loan may be extended up to five additional years. Micos Banca
will bear the cost of any amounts in excess of this contractual framework.

8 to 40 years.

Minimum €25,000, no maximum.
Up to 100% of the loan to value.
Guarantee
First rank security on the property pledged as collateral, or a guarantee provided by SACCEF, a specialized
company.

Terms
Micos Privilege offers a flexible solution allowing you to manage your own repayment plan. The amount of
interest due is automatically recalculated after each payment on the principal, meaning that the loan can be
adjusted to suit changes in your monthly income. To be eligible for a Micos Privilege loan, borrowers must have
a combined net monthly income of € 3,500 minimum.
Monthly payments
Repayments are made in two periods.
• Period 1 – Monthly payments cover the interest only (indexed on the 3-month Euribor). You can make repayments on the principal at any
time without penalty, or opt for a higher monthly payment (minimum commitment of 6 months).
• Period 2 – The loan turns into a repayment loan (see Immoplus), instalments are calculated from the principal
outstanding and number of years left in the loan.

Terms
A top-of-the-line loan that can serve as a current account. During the first period, you can draw down again
any principal already repaid for any purposes you wish – although a Micos VIP loan must initially be taken
out to finance a property purchase. To be eligible for a Micos VIP loan borrowers must have a combined
net monthly income of € 6,000 minimum.
Monthly payments
Repayments are made in two periods.
• Period 1 – Monthly payments cover the interest only (indexed on the 3-month Euribor). You can make repayments on the principal at
any time without penalty, or opt for a higher monthly payment (minimum commitment of 6 months). Any principal
paid-off during the first repayment period can be re-used as a credit facility, there is no need to
justify what the funds will be used for.
• Period 2 – The loan turns into a repayment loan (see Immoplus). Instalments are calculated from the principal
outstanding and number of years left in the loan.
